Property was well-maintained by a long term owner (35 years) but it is "dated".  

I'm in the process of studying for the Florida real estate exam and I plan on taking it sometime before then. 

In fact, you should be cycling several of these investments every year, not only for tax reasons but also to maintain some liquidity.

When thousands of dollars are going into updating a cosmetically older unit those upgrades should also last for many years and be easier to maintain through turnover as you are thinking not just about what looks nice, but what will hold up well over the years.I'm interested to hear others thoughts, comments, & questions.

I suspect that most are very similar, but obviously you will still want to study the state specific portions for the exam and take some state practice tests ahead of time.

Then again I'm studying computer science haha.
