I tell them where/how they can pay rent and report maintenance.

If not there, there's a few FB note investor groups where you could post it and someone maybe interested.

Where do you see this 12 month rule?

You could do it and have a clause where you refi them out in a few years, but nobody knows the future.

We have started to think about selling the property and using the proceeds to buy another home in a more desirable area where we believe market and rent appreciation has greater potential for growth.

Where in your pean to sub to do you limit its use to buyers who have the money to buy out the mortgage on no notice when the seller’s lender calls in the note for due on sale, and to sellers who have the money to buy out the mortgage on no notice because the buyer was a fraud who rented the place out, kept the rent, and didn’t pay the mortgage? 

With or without science, my experience is valid enough for me and has and will continue to influence where and how I invest in Real Estate.
