I got a good deal on this house because it had foundation issues and needed two walls of the foundation to be torn down and rebuilt...sounds scary huh?

Developing a mixed-use project consisting of storage, hotel, QSR, and car wash...looking for any recommendations on retaining an independent underwriter with experience with development projects with multiple components. 

Holes in the walls and ceilings, all of the interior doors were kicked down and smashed. 

Here's the verbiage:Manager shall collect and retain the following fees incurred or paid by Manager (as applicable) directly from the applicable tenant(s): monthly late fees, dishonored check fees, credit report fees, administrative fees (such as charges for early move-in), paying in multiple checks, key replacement, parking tag replacement, and lease modification expenses.Makes it sound to me as if they only have grounds to keep these if they pay them up front for some reason (which they don't).Thoughts?

The two smaller rooms share a wall I live in one and I rent the other to a part time DJ.

Scope of Work:Land clearing for 20,000 SQFT of brush, trees, a pond, and a fire pit; re-grade the land, add fill, hydroseed, and black mulch the rock wall before the orchard.Demolition of 1,100 SQFT: 5 walls (two retaining walls), ceiling, flooring, and subflooring.Installation of two 3 ea. x 12" LVL beams and lally columns supporting the open floor plan where the retaining structure used to be.Removal of existing oil boiler, oil storage tank, and existing water heater.

Anyone denying that STR or MTR has slowed (I am very bullish on MTR long term) is ignoring the writing on the wall.

We had to shore up foundation walls by excavating all around the house, installing large steel rods and plates to shore up buckled walls.

If it's an actual addition I'd be more concerned than if it was a situation where the walls just look to be rearranged to better use the square footage.
