I just found a local portfolio lender who would likely let you do this kind of thing all in one day, but I don't know about lenders who resell their loans on the secondary market.And with my mom, I'd only get financing for 50% of the property value and I'd just tell her I'd be responsible for paying it off.

Alternatively, if you have access to your MLS, you can probably get this list from there and it won't cost you a dime.I'd also recommend pulling your list through a reseller because you'll likely get a better price than you do now.
