In light of that discussion thread that was mentioned, "is the 1% rule dead" here's an article written by one of BP's very own that has some helpful insight: https://www.biggerpockets.com/...I personally still use the 1% rule amongst other metrics, but I agree that its relevance depends on the areas you're looking in and your strategy.

@Glenn Mayo the various automatic estimation tools can be way off, that is true. 1. in Zillow you have a "Price this home" tab where you can choose the houses you think are relevant and comparable to yours.
