All:

When not working with a real estate agent, for example, when considering a for sale by owner property, what is the best way to do comps? Tools? I know sites like Zillow can be horribly inaccurate, but I doubt an agent is going to give out free comps on a property they won't be in the deal on. So, how do you get comps done?

Realtor.com will give you recently sold figures from houses that come from the MLS. Zillow is also useful for historical context (I don't use it for current listings).
