If it is your primary residence, there may be programs available where you could get in with only a few percent down.As Dan Barli stated, your goals certainly come into play.

I called several local mortgage brokers until I found one the was willing to on my prospective tenant buyers to pre qualify them for a mortgage and thereby qualify for my Rent to Own program.
