My suggestion would be to select someone with the most forum posts or most reviews.

I’m also starting to attend local meetups this week, posting on forums, and telling my network about the business to get my name out there.

If you post a job, the first respondents are usually ones using an AI tool to respond to your posting and they are using a scattershot approach hoping to find someone who will take the bait.

It is fairly cheap and you will get more interest if it is bit more modern.

@Benjamin Greiner just commented on another post about a tenant threatening to sue over mold issues - that tenant neglect caused.We told the landlord their lease should have had provisions in it to hold the tenant accountable for the damages.Standard leases only cover the basics, so you should Google all the leases you can for ideas to take to an attorney to include.
