There are several couples in my neighborhood who sold homes in Orange County, CA making a $700,000 profit and while the local wage base struggles to afford a $250,000 home, they paid $60,000 over asking, all cash, all contingencies waived on a $500,000 home and STILL have $140,000 left over.

If it doesn’t cost an arm and a leg to remove it then I would say do it as that shouldn’t effect resell or rent income at all and it will save you in the long run because tenants aren’t always mindful of things like that.

My project manager did 5 in a row in West Orange for about 300k buy, 60k reno, 60k profit so it's doable, but if you plan to do a lot yourselves, in part-time, NJ is not the best place for that.
