I’m looking for a Real Estate Agent in SW PA that would be willing to sit down with me over a cup of coffee and maybe answer some of my questions.

I'm eager to start looking for my first deal, however I'm barely conducting some of the necessary research (what lead me here) I'm walking home from the park and I'm exited to see a couple of houses already for sale near by but I'm not sure how to initial contact.

We simply would like to hear from a professional how much a nearby construction site influences the sale of a house.

For example, if its a family doctor place and there is zero family doctor offices nearby  or are being built that could be competition then I would go with that one.  

Nearby sales comps will tell you what that house might be worth. 

Coffee bars are free.. its quite the thing I got to make a little presentation there on RE investing a year ago and got a tour of the main campus.. and its great restaurants..

In a good nearby market drive around and look for distressed properties, knock on doors if you're legally allowed (solicitation laws - same with bandit signs in some places).

The property is a condo located in a C class neighborhood in California, with some section 8 housing nearby.
