Can anybody write their initial thoughts when passing by a "For Sale" sign in their neighborhood after beginning to learn about Real Estate Investing?

I'm eager to start looking for my first deal, however I'm barely conducting some of the necessary research (what lead me here)

I'm walking home from the park and I'm exited to see a couple of houses already for sale near by but I'm not sure how to initial contact.

I'm just an aspiring entrepreneur; any feedback would be greatly appreciated.

Look up the 1% rule for rentals.  Also, familiarize yourself with the 70%.  

They are just rules of thumb but they can  be helpful!

Some good advice I’ve received, don’t fall in love with a deal.  I feel it doesn’t work, it doesn’t work.
