I've done 100+ deals since I've started investing in end of 2016- I would have never hit this mark using the BRRR method.

It would be easy enough to just switch out for a new window, but that will cost $400 and then there is no guarantee it will match the window next to it, as there are no markings to indicate manufacturer or model.

Downstairs the plumbing in the ceiling looks a bit like this:So, Mark was perceptive to propose 'angling out' from the main soil stack - in this case we'd be cutting it close to impeding some of the headroom in a passage way between different rooms in the basement.

I realize that this includes damages to the unit, , things that need to be replaced, but I feel like I am being too detailed in my observations, for example minor marks on the wall, would you report that?

Of course, there were no marks on him but the other man was beat up a bit.

I've been working with @Rob Drum (realtor) and @Mark Byers (prop manager) and they have done just about everything possible to justify my confidence in them.

A wholesaler has one available and it doesn't come close to the 70% rule for flipping, then I looked on Zillow, and he had just bought it a couple weeks ago and marked it up from 765k to 825k, a difference of 60k, which seems like a lot, although now that I calculate the %, is just under 8%.  

And are you happy with sticking around the 100k house mark or would you do it differently if you started over?
