Lenders will typically only give credit per the terms of the agreement and any realized appreciation while renting will not be considered down payment (although will still benefit the renter/buyer greatly) 

The problem is that we have only just started renovations (just the roof so far) and i'm hesitant to post photos of it while it's looking less than optimal.

Now there are a couple of neighborhoods where I've sold more homes than any other relator and have a pretty good database of potential buyers and perhaps renters who could be buyers. 

But other than that - where do we find information with this? 

Some will say they won't negotiate either, in which case if there's more work than you expected and the deal doesn't make sense any more, you can just walk.  

If you get bigger than that, you'll want a dedicated management software with embedded accounting package.

Your best bet is definitely going to be a small credit union or regional bank in that area. 

This varies based on credit and loan to value, but most of my client have not had to pay points.
