@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

I also wanted to let you know that I checked out your website Philly Home Investor as well as blog and all it has done is pushed me even more to get into wholesaling and I strongly believe I am going in the right direction because I do believe in a lot of what you are talking about when it comes to the professionalism.

No pictures on the listing but it was right next to the local hospital and I could see prospective renters being young professionals/other good renters.Called the listing agent and set up a viewing for 4 PM and agent sounded very happy that someone was interested in the propertyWhen I went to go see the place it was a complete gut job. the roof was in good shape and the foundation look like brand new block foundation but the rest of the place was completely destroyed.

I'd almost be forced to hire a property manager, which at 8% becomes dicey.If I can get owner financing, I may jump on this (or even wholesale it).

It's easy when you know how to properly make a contract and you hire someone who knows what they're doing.

I had a quick question for those of you that use a professional property manager. 

I am upping my game, branching out and the simplest of tasks (of which I used to be a pro ie hiring overseas) I am just not finding the support this company needs to be of service to those we are in business for.
