There is one RARE exception, and that is when there may be a Gas Meter solely for the building heating unit.Since there were 4 Gas Meters, I knew it could either be a legal 3 Family but most probable it is a 4 Family.To confirm it was a 4 Family, I looked at the number of electric meters, which were 5 meters.

I  have a property that I am rehabbing and  I  am  considering putting in Baseboard  Electric Heat  as opposed  to HVAC for  cost cutting  but I am hesitant because I have  a feeling I  will receive a  substantially lower  appraisal from  the  Banks Appraiser, Does  anyone have  experience in this  selection ?

If the unit did sit vacant, you're not only losing the rental income for those months, but you'd also be paying to heat the vacant side (as well as other costs if there is a separate water meter, trash collection, etc).
