You need experience more than anything right now.As you grow, the specificity will become more natural once you understand what area you can add value to.

As long as there is sufficient cash flow and you maintain reserve capital, leverage can be a great tool that allows for exponential growth.

Look are some of the parts of DFW that are having strong job growth.

True you will know it the best but with such a limited tenant pool and probably limited potential for growth is it the best option?

But you may lack the systems, technology, passive income streams, and growth that may keep you in one place.

Then research each part of the circle (school districts, crime rates, businesses in the area, growth in employment, etc.)
