Unless you need to sell fast, you'll typically get more money listing with an agent (even after commissions).

If he is using a third party servicer, which presumably isn't changing, it seems a service transfer notice isn't needed, but would he need to send a notice that the loan has been assigned?

For example, I downloaded an invoice, changed the title to "Security Deposit Accounting"  and use that form to document charges to the SD. 

The reason I say fast here is because you want to be using your gut/intuition on your initial decisions.• Now, spend 1-3 hours and call every single one of the accountants.

Less than one month into the contract, EVERYTHING changed!

I want to change communities and give families a safe and clean place to live.

I have now sent two carefully and succinctly worded emails reminding them that, as stated in the lease, we will mow the lawn but any other maintenance or improvements are up to them if they want them done, and we request that they consult us for any major changes (like if they want to take out a tree). 

If I do get the property (since this will be one of my first ones), can I still pull out of the deal before closing and get my earnest money back if I change my mind?
