Hello All, I am a newbie from NYC planning to dive into my first out of state real estate investment. I'm thinking about purchasing a single family home in Jacksonville, FL for monthly cash flow and would love to hear...

They want to explore the country, sample the delicious food and explore all the great beaches the country has to offer so they need to be at a better location for that.

We are currently LP in a large syndication but want to explore partnering with people on smaller deals so we can actual learn more.

A more effective method is to read and attend various networking events. 

The BRRRR method entails refinancing at the end, however, I'm curious what creative ways their are to achieve this if you don't have a conventional job-  Any ideas/suggestions would be much appreciated-

I know most people think OTCs are junk, but I was curious to know more on their method.

We are still trying to narrow down our first "strategy" and are thinking either single family buy and hold rental or a property purchased using the BRRRR method. 

I’ve offered seller financing, 30 year with balloon in 7 (hoping that whatever capital gains they would be hit over the time period I can make up to them even more so through interest payments), I still need to send them the break down of how much they will make through this method in total.

I am exploring potential markets to invest in as I diversify my real estate holdings and I'm curious if it makes any practical sense to look into investing in Canada (specifically Montreal) from the USA?
