The difference is that my case is almost "wrapped" as we are approved, we are not shopping around, and the "perks" we got (half cost of origination fee, no appraisal needed) were offered by them.The officer did indeed mentioned that they are overwhelmed by the response of people trying to refinance, not in relation to the adjustments in the Loan Estimate but in relation to the time it takes them to deliver paperwork.

Of course, if you and the tenant BOTH agreed to it, you could sign a new lease using your paperwork at any time (even before the old one expired).

That is just my path, there's a million right directions, it really just depends on how you get there.As far as paperwork goes, being organized is a huge thing although in more recent years, a lot of it is based on the internet which is awesome.
