Leonard Lee , do the double closing at the same title company/attorney (based on your state) and instruct them to only close on the A to B side once everything including funding is in place (escrow account) for B to C side.That's how we provide transactional funding.

They really don't know anything about the condition of title unless the foreclosing trustee specifically instructed the crier to make a disclosure prior to calling the auction, which they very rarely do.
