Do you feel like you can still manage to enjoy time off (like weekends, vacation, etc.) while working a full time job and being a part time real estate agent?

I really enjoy economics could talk about this stuff for days.

I enjoyed my days lending in Detroit.. but I did not enjoy the tenant base.

I'm willing to gamble on it but my partner investor is spooked by the tank. 

I am a big numbers person and really enjoy thinking through the ROI on a rental.

Then while living in the home, maintain it, continue other minor renovations (paint, landscaping etc) and in a few years, after enjoying the annual appreciation you can choose to rent it out or sell.You must also be aware of the tax ramifications (lived in 2 out of the past 5 years) etc.

I really enjoyed the Baltimore REIA but it it was a little far of a drive (about an hour to get there).

I am new as well and been enjoying the podcast.
