The software can't be the same instance of Rentec Direct due to needing different IRS data / reports.Needs:>Tenant maintenance portal w/ communications>Tenant payments online (must include auto late fees)>Accounting tracking per unit Currently I am kind of looking at the 3 options below:Option 1: ERentPayment.com (payments + Maintenance but not communications) and Stessa ->Only cost is per transactionOption 2: Avail (all 3) ->Free version, though accounting is a new feature & doesn't look like communications; $5/unit isn't a bad price for when ready to move to that levelOption 3: Iannago (all 3) -> Free (trans costs).

If you have not been involved in the process before I'd suggest putting it on auto-pilot just as a conventional lender does and let the trustee go through the process and take it to the steps of the courthouse or where ever such are conducted in your area.I have done it for others as well, other investors as you do not need to be an attorney to act as trustee, and they would call, almost daily for updates, so I understand where you might be comming from.....And you know, that when you take the property back you will be doing so as a lender, taking collateral to cure the debt and nothing more.
