I’m a newbie and looking to get into the REI world, starting off by learning before I make my first purchase (either a rental or flip).I’ve only heard good things about the community and I am looking for education and tips, while limiting risks and avoiding huge financial pitfalls.Thanks in advance, and I am looking forward to this new adventure!

The MTM agreement is a type of lease that makes the rental period a month at a time and continues until one party or the other gives proper notice to terminate it.A well design written agreement will protect both the landlord and the tenant and make enforcement of your rental terms easier.

I hope I explained correctly, if not please educate me. 

I've only been on here for a few months, but I've dived really hard into educating myself on SFH REI and am getting just as deep into Multi-Family/Commercial currently.

Oh yes they are one of the big 5 education companies.. many people do well with their training.if you have money to invest it helps but those with little to no money to invest usually never get anywhere as real estate is quite capital intensive and training does not put money in your account unless your one uber salesperson.
