Make sure that they get you the current zoning, comprehensive plan zoning, adjacent lot zoning, all required set backs, maximum density (how many units per acre), possibilities of development (detached SF with ADU, Town houses, Row houses, etc), possibilities of any critical areas, and any other concerns that they may have regarding the property.

So why bother with someone unproven who is very likely to be a tire-kicker or simply not qualified to close.That is why I recommend that people put together a broker credibility package that establishes you as serious player and sets forth in very great detail what you are looking for, where, what price you are willing to pay, your ability to close, your closing team, the speed at which you are willing to close, whether you have relationships with lenders, other deals you've done before, etc.But you do not send this to a broker until you have already gotten a warm introduction from someone you both know.
