Troy Michaels, I think the toughest part will be keeping the Seller and Buyer apart when said Buyer wants to see the property  .... unless the Seller has a lockbox the Seller and Buyer might meet and then the Buyer can just wait out your contract ( it happens )  but hey I know people that wholesale long distance and are crushing it
