I remember having a landlord who bought everything used and tried to fix everything with caulking and duct tape. 

That would turn me off.Also you have 2 different color appliances.

I did hire someone to fix the HVAC and run air ducts through the attic, an exterior painter, and a few handymen to help with countertops, floors, and odd jobs. 

Wanted to update this thread real quick.Fire was 22 days ago , and the fire investigation/estimation finally closed out.The insurance company sent me a check today which definitely will cover all the repairs and then some extra.Overall it wasn't as painful as I thought, although I lost most of my tenants as the insurance couldn't get the duct work clean till the investigation was done, which lead to them leaving (I wouldn't of stayed either).

The Stab-Loc panels are easily identifiable by the red colored breaker handles (though some breakers may have been replaced/upgraded at some point).FYI, all FPE panels are considered old and due for replacement, but only the Stab-Loc ones are covered by the CPSC recall/recommendation.

Wear lighter or pastel colors to appear less intimidating.

The appliance salesman trying to sell me on color instead of quality. 

It's not like the homes are color-coded, I have never seen cockroaches running all over the outside so how does an official find the slum-lords and know others are a-ok? 

If I had what I knew to be (and we note brand/color on move in condition forms) a typical disposer less than three years old, and a plumber wanted to replace it because it was broken, I would ask him to tell me (I always have service call vendors call me from site for approvals once they determine the problem) what is broken, and I would ask him to text me a photo to see for myself what he is looking at.
