I have done research on multi-family units and I truly feel that once i get a better grasp on the terminologies and legal aspects & where i should set my targets i will come to love and understand the business. i am very interested as is but i am still a little bit lost with all the information on the internet it really can be overwhelming 

Great consistent cash flow!

@Chris Collins I own a primary home in Bay Area and I feel like I can achieve MFR in other parts of the country to generate consistent positive cash flow.

I am willing to learn all aspects of real estate investing, however, I do not know any contacts if there is any information anyone can give it would be greatly appreciated, thank you!

If you provide consistently for them, I assure you, they will do their best work and get the top price for your flips.  

Baltimore neighborhoods where the ARV is consistently less then $100k are not retail neighborhoods that will appreciate with the market.  

Our unit mix consisted of two top floor units and five garden level units.

The most important aspect of any BRRRR deal is the buy.

Property consists of a commercial/retail space on the first floor (currently occupied by a cafe), a large garage that's being rented for storage space, and three apartments units.

Hopefully this carries over into the other aspects of finding and evaluating truly good deals.
