If that's all accurate, I'd agree that you're entitled to keep her security deposit to cover unpaid rent for the 30 day period she was required to provide notice, OR until you find a new tenant and that tenant begins paying rent.

A tentative thought might be to ask folks who are estimating rehab using our calculators if they'd like to share and in return access other people's estimates for rehab projects in their area so that all can improve their ability to accurately estimate costs.
