I am a full-time student studying Computer Science. 

I'm currently employed making around the average annual income of someone with my degree in my location. and of course, I also have some student debt on my head.

If you are looking for someone to just make offers and run comps (not saying you are by any means) then I would recommend finding a college student who is willing to work for some spending cash, who will be leaving the area in a couple years and pay for their license.

But, being new, I have little money and being a recent student with a new family, iffy credit, so, I'm not going to easily be approved for a loan, and I don't have cash on hand to put down enough to make a creative deal work.

Signing  leases several months in advance must be very common in student rentals.

I presume students are already motivated to learn, those who truly are can succeed.

You get to network with other students and potential new realtors as well as benefit from the interaction/questioning with the instructor.  

I began my career in managing multi-family communities from luxury to student housing to single family income producing properties.

We also found our screening to be more thorough in most instances.Additionally, we were unable to find a PM company willing to take-on the additional "services"  and perks we offer to our student tenants.
