If they aren't complaining about the old applicances or DIY stained cabinets, they're less likely to complain about many other things and will overall be easier to deal with.

I agree with Sue K., it depends on how long he's been there  -- 6 months of living together and he may be past the "guest" threshold.

I've always bought distressed but not always under market for current condition as a newbie, though I made up for my lack of skill and education to do so with "sweat equity" (saving rehab cost via DIY to still come out way ahead).

I'm guessing this may not be a DIY for a novice, on the Left coast.

I expect to put together a welcome kit for my new tenants--I'll have it online in my website, of course, but I think a paper version is more immediate and would prompt quicker action.

So, I call our Heating Contractor and he goes over there and installs a Starter Kit after checking the furnace out.
