From my limited experience (and reading the book on rehab costs), I estimate the exterior rehab costs alone to be $35k.I have not seen the interior of the home but it can't be good.

I have always wanted to jump in to real estate but I have always felt that I was missing a piece of the information necessary to succeed. well after someone gave me the fortune builders kit/books it has definitely lit a fire and I hope to find and market some deals real soon. does anyone know how to change the direction of their picture?

My husband does not want to leverage too much, since we have zero loans on the RE that we have now and he's getting close to retirement.As I said, I'm trying to learn as much as I can now on BP, the web, books and have just joined the local REIA, but I'd love any thoughts you guys might have on this particular situation.
