Understanding how to do the analysis on paper first is extremely important. 

I am very ready to take the actionable steps needed to make my first investment but I'm extremely nervous that as soon as I do the market is going to tank. 

My main concern right now is being inexperienced and jumping into a market like Dallas which is very very hot right now.

We responded and stated that upon inspection, if the property was in clean order, i would release half of it the next day; i explained that the back tenant is not communicating with me and will not let me enter the granny flat so I'm concerned i may need the deposit to evict her. 

If the property will yield immediate positive cash flow the day the renter moves in should be your biggest concern .

I have been reading up on a lot of the laws concerning mobile homes so I was just wondering if anyone had some good advise, I'm all ears.

If that is not a concern, then I would definitely want more rent.
