Some owners want to purchase the materials directly and this can be a good idea in that they will be in direct privity with the supplier for warranty and post install service requirements where the GC may be hard to get back involved.

I think it's a hard question for others to answer for you, because it's entirely dependent on the nature of the project and your own interests and aptitude.I was my own GC (while working a full-time W2 job) on a 6-month remodel of a big house where we reconfigured the interior space, including relocating a staircase, converting part of the garage into an additional bed + bath and replacing the kitchen. 

And that's where I learnt my lesson hard way...

Or, you can buy in an area where incomes are higher, crime is lower, and more qualified buyers want to live there, but then the cosmetic upgrades leave no margin (almost every owner-occupant is willing to repaint and refinish floors over time).  

I just posted a video on YouTube on certain neighborhoods in Chicago and there are some neighborhoods where the prices are falling or staying longer on market.

I am in a group that 2 members run VA companies where they vet them for you.

One of the buildings where I have a condo changed from coin to card operated laundry and they really liked it. 

They knew they had a well where they lived and there are things associated with having a well.
