How did you make an Operating Agreement or did you decide to call on an attorney?

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

So@Jay Hurst and @Chris Seveney are y'all recommend no LLCs at all or simply an LLC to own the property in the correct state?

That way when rates come down, I can refi and not have to deal with so many other buyers entering the market.

So, they should have documentation from the court about this I imagine.

I've been managing places for my aunt up here and in SoCal for about a year now and personally believe that how often a tenant asks for fixes is more based around their personality than anything else.Take my opinion with a grain of salt as I've never used a PM service so don't have any data to actually compare.
