My question is there anything in NJ that says I can't raise rent on tenant that won't leave?

It is her smarts and my muscle that we will use to invest with.

Higher end interiors, outdoor space, basically any upgrade raises the costs.  

Now I'm worried if I raise the rent, the tenants may walk. 

I was born and raised there and now live in Kitchener - the bigger city yet not Toronto way!! 

But a good 1031 professional is going to not only be an instant resource for you to relay questions and answers to but is also going to raise investors perception of you as a competent professional in the field.Even an experienced broker is probably not going to know all the ins and outs.
