In more of a sellers market, this is still hard to get under contract as a heads up. 

The EV market is growing rapidly so when we do buy an STR go ahead and install an 220 outlet and advertise EV charging. 

When you know you want to secure a hard money loan (and then refinance later) do you reach out to these lenders ahead of time or after you have a deal in contract? 

If I buy a $200k house and pay $100k a year in mortgage payments, I'll be WAY ahead of a guy with $1M house that only pays the minimum.

That way you can save what you would pay in rent to continue building a portfolio.One thing I would note is that once you do build a portfolio government backed loans like FHA and VA start to give push back to continue buying.

Leverage a realtor ahead of time with the scope of work from the contractor to confirm what they would list it at and where they expect it to close.I would 100% restructure that payment cycle with the contractor.
