Sometimes we aren't able to pay the balance in full each month but can pay it down at least 95% which of course leaves us with a balance on interest.

This would avoid having to pay taxes on any capital gains since you are using the condo as an investment property, and you would retain the asset which someone else (your tenant) is paying down the loan balance.

Evaluate a worst case scenario that your rents are off and you can't get the proper DSCR what would you do? 

If that is correct, the next question: how do we figure when that arrear/fee balance will be paid off.
