It is hard because everybody wants to throw out wide nets, and there is a part investing that is about throwing out a wide net to focus on retention, but when he got tired of the stage we moved up to a whole other level.

I am familiar with the BRRRR strategy but I would prefer to get out of the NY/NJ area and focus on long distance investing.

That all being said... distressed properties are my main focus.

I am investing in SFHs with some partners in Milwaukee, but am primarily focused on small and medium-sized multifamily properties in my own practice.

I was able to position myself so I can focus on this full time and not need to have a day job, at least for a while, as well as have some funds to work with for rehabs or flips.

@Adam Karr You can try the killz approach, but if it's cat pee, it's probably not that simple.Other avenues are to run a high-power ozone generator and if unsuccessful, replacing the sub floor.

Sometimes the powers that be can get cranky about falangs trying to skirt the law and the home could be subject to confiscation.
