He's stating his professional opinion being one of the people who does this for a living at a high level.You've also mentioned E&O insurance earlier. 

It's a gold mine and it's full of investors who just want to see other people succeed.

I beg to differ.Personally I feel people need to be a bit more discriminative when using words like "best". 

@Theo Hicks most of the people I work with are in the heart of Tampa especially if its something you plan on holding onto for while.

However, I would like to know a few things from people that are more experienced:1.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective. 

So some basic numbers on these homes:Total estimated value of all homes including their primary home: 5.8MTotal remaining loans on homes: ~900kInterest rates on these homes range from low 3’s to mid 4’sSo two questions: 1) Do I need to cash out refi each individual home if I want down payment money or can lenders lend based on the entire portfolio?
