For my problems over the past few years I would strongly suggest that you do drive-bys long before and long after the scheduled inspection. 

This leaves us with a little over $1000/month for our housing costs split between my wife and I. 

However, don't OVER improve your property either.

My neighbor is awesome and he will drop over and handle small things as needed.

I would rather pay a reputable technician to fix it for good, or replace what needs replacing rather then get charged every few months from the PM to fix the same issue over & over.

Over the last year rental rates have decreased approximately 7% and with the continued development surrounding the area many renters are feeling the pinch if they want to stay in popular areas located in and around Austin.

Outside of real estate, I enjoy hiking Arizona mountains,  plenty here I must say , and spending time with family & friends. 

All my personals have never been less than 15% NET, most avg over the years at 20% +++.

They have pushed back the closing date 7 times over 7 months including 6 minutes before we were supposed to close today.
