With recent Mill closures at Vavenby and 100 Mile House, I’m thinking those people will likely move to Kamloops and Kelowna seeking employment so I’ve been looking in these areas lately.

@Mark Miles I always use a buyer's agent, not always the same one.

I have a full-time job, but in my spare time started calling a list of 150 absentee owners in a small mile radius and have put a 3 unit, a SFH, and hopefully another SFH (the last SFH is in the closing stages of negotiations) under contract making very minimal calls/week.  

You would likely get better results if you narrowed your search down to a 100-mile radius or something.In the meantime, I found this short list: Kansas Investing Groups

Our vacation home is about 360 miles from us and we self manage.

I've read that if you are moving more then 100 miles away from your current residence then you can get another FHA if you are relocating/have relocated for an employment related reason.
