Actively investing in stabilized investment deals of 1-4 family properties throughout NJ. 

Plenty of people commute from Hazel Green, I've personally done several deals there.

Working a couple of deals there and looking to expand would like build relationships with a few key people there.  

In addition to that, lots of retail has actually been demolished over the past decade to make room for higher density projects, like apartments.That said, most retail landlords with high quality shopping centers aren't dying for deals.

What I'm wondering though is if any agaents/builders in this area or any other areas include actual proformas with their sales materials.As a long time investor, I look at the numbers on these deals - even at retail prices - and am amazed at how good of an investments these cabins are if someone actually looks at all the numbers.  

Depends of course on how the deals work out.

I believe the term is called "subrugation "  Where you cut a deal with a builder , he builds the house , when it sells you get paid for the lot .Dont sell at any discount
