In most cases, I've just found layouts work better and kitchen scale is more correct without them when dealing with limited space.More power to you whatever you end up doing, but just giving you some learnings from the trenches.

This is basically exactly what you have so I'd just leave the layout more or less as you have it.

That being said, i usually tour the property and provide facetime video, or recorded video to the buyer so they have at least seen the layout and have heard my own feedback about the property including the good, the bad, and the ugly. 

Depending on the property layout it may be cheaper than central ac as well if the units don't have existing ductwork.

When designing a kitchen layout, how closely do you stick to the rule of thumb that puts the sink under the window?

It really depends on the layout of the property - how to get to the ADU without tenant problems matters the most.
