That's about worst case usually.In NZ, I'll use Auckland because it's my main market, you buy a house for 700K, spend a hundred on it and list it for 899K.

Some people aren't in a position to buy property without leveraging a property for a down payment and i get it but I don't get it when investors are only clearing a few hundred bucks a month after all expenses.

I understand fully that I can mail out thousands of letter and get a few hundred calls and get a small number of deals.

There are tons of rentals that get rented with small to moderate blemishes and it's not worth the hassle of a security deposit dispute in court for a few hundred dollars when you don't have any documentation to defend yourself.On the other hand... if you purchased a home with a tenant who moved in with scratched trim, holes in the walls, ripped screens and carpets, and torn lino...

Putting on a pseudo-lawyer hat, I can think of multiple interpretations:Location where you sleepLocation where you spend the greatest number of hoursAddress used on taxesThere are probably hundreds more ... and I can think of many exceptions to those above.
