I’m looking to find, hire and train a team of people, likely overseas, to do a lot background research tasks for identifying target properties/leads for my biz, as well as a couple of US based folks to field the calls to homeowners. 

My philosophy with contractors (in the past) has been - "hire the right people and stay out of their way".I need an honest, reliable, cost-conscious GC who can pull permits, demo and knock this "fix n flip" out in 3-4 months.  

Hire all the workers, my time is more valuable.

Do brokers hire part-time sales associates?

I'm looking to hire driving for dollars drivers.

This year I am hiring a full time employee to help me with day to day operations and also renovations.

What is going to pay for the investments if you don't have a 9-to-5 job, you need that to get a mortgage unless you have 2 years of tax returns as a freelancer, which you might not have since you've been in college.

I have tried cold calling and even hired someone to do it but I did not have the same level of success as direct mail.

I live in this multi-family so I take care of the grass/lawn, snow removal in the winter, etc - however, I plan on moving out this year so I'm in the middle of deciding whether to hire someone to take care of the outside work or include it into the lease for the tenants.For the lease agreement, I used the old one the previous owners had and made small changes but there's nothing specific to snow removal, lawn care, or other general household maintenance (changing light bulbs, air filters, etc.) 

This owner occupied triplex, legally discriminated against renting to families with children.The owner hired a licensed agent to represent them to rent a 2 bedroom apartment in this owner occupied triplex.
