Tenant had put wall closets, when he removed them there were holes(naturally) so he patches them, so there are big patches(not small) all over the wall in apartment, so need to repaint to look paint smooth.

It sounds to me like your timeline is to close on the property, remove the current tenants, rehab it, rent it out, and then refinance.

Any time after the warranty is up and it breaks, throw it away and start again.I also remove garbage disposals in my units because they cause too many problems.
