So finally yes, I would make my surface preparation instructions crystal clear, until I knew them well and they knew me well enough to know what my expectations were.I don't think this guy actively deceived you, Lara, especially since you're selling the house and in the minds of most sellers, paint only has to last a few years, enough so that they are off the hook when it fails.

The homeless issue, the illegal immigrants, tax hikes, failing infrastructure, mass exodus of people leaving the state, diseases popping up that we haven’t seen in ages, push for low income/affordable housing and the fact that it’s a tenant friendly state.

If they don't cancel but fail to take pay rent and take possession on the agreed-upon date, I terminate their lease and they forfeit the deposit.You lost a month of rent by holding it off the market and then lost another month waiting for them to show up and make good on their promise.
