There are excellent investment properties in Las Vegas, but C Class and most B Class properties are not the best options.

I received a call from my lender with unsettling news an hour ago.Apparently, since I currently live in an apartment and do not own my primary residence, the underwriter will not be able to ratify the purchase because on paper, it seems as if I am attempting to purchase the rental property as my primary residence- even though I showed documentation of my current lease agreement and two months worth of utility bills.

Yes, the inspector was excellent, as was our loan agent and real estate agent.

Had hail damage and the insurance company only gave me $2500 and did a non-renewal, but the good news is that soon that one will have a new roof. 

@Matthew DrouinAll excellent points- the tax advantages to the seller are one that I highlighted.

It'll be our first commercial loan, though we already own 3 investment properties, have excellent credit, all properties cash flow well, etc.

My husband is excellent at remodeling.
