Airbnb/Rental Property Excel Sheet

Hello everyone! 

I am new on BP as well as a new homeowner. I was wondering if anyone had spreadsheets that help with finances for a Airbnb. I currently have one and would like to brush up on learning more about profits and such. 

My second question is, I am looking to purchase another home with financing. However, I am told by the loan account managers that I am unable to qualify for a higher loan because Airbnb does not count as viable income? Has anyone run into this situation? I was also told, to qualify for a higher loan I would have to have leases in place?

Any advice?
