@Eldin Kalic - the BP FilePace has lots of good stuff there, including some sample business plans you can download for free along with pro formas that you can adjust and probably plug in quite easily rather than build from scratch.A shout of for J.Scott's Book on Flipping Houses (no affiliation - just a happy & more well educated customer).

we have 35 and i do most of the work. use only quicken property management. in it, you can add the property, tenant, lease terms, late fee amount, etc.outside of that, i have a folder for each property. then i have a tenant file under that property. when the tenant moves out, i "close" that file, open a new one.i have a few excel sheets, mainly to show property address and current rent. as rents come in, i mark them off on the sheet.i know i am not efficient, but this works for me. i am not willing to spend hundreds per month AND learn a new software.
